When the pipe freezes

A frozen pipe is one of the few plumbing situations where what you don’t do matters as much as what you do. The wrong approach (open flames, heat guns aimed at one spot, sudden hot water on a frozen line) can crack the pipe and turn a frozen-pipe situation into a flood.

What to do if you have a frozen pipe right now

  1. Close the main water shut-off valve so a burst doesn’t flood the house when the ice thaws
  2. Open the affected tap so melting ice has somewhere to go
  3. Locate the frozen section — usually in an exterior wall, crawlspace, attic, or unheated basement
  4. Apply heat slowly and broadly — heating pad, hair dryer on low, space heater nearby (NOT touching). Move heat back and forth.
  5. Call us before opening the main back up — we’ll inspect for cracks once thawed

What NOT to do: torches, heat guns concentrated on one spot, boiling water poured on the pipe, sudden temperature change.

Why pipes freeze

The cold itself isn’t usually the issue — it’s the combination of:

  • Pipe in an unheated or poorly-insulated location
  • Cold draft hitting the pipe (cracks in siding, missing insulation, vent gap)
  • Static water sitting in the pipe (running water resists freezing longer)
  • Cold snap of -15°C or below sustained over hours

In Innisfil and Oro-Medonte, lakeside homes with wind exposure on Lake Simcoe see the worst of it. Older Barrie homes (downtown, Allandale, Painswick) with pipes in exterior walls also see frequent freezes.

What we do on a frozen-pipe call

  • Safely thaw the affected section without damaging the pipe
  • Inspect for cracks (some only show once thawed and pressurized)
  • Repair any damaged sections
  • Insulate or heat-trace exposed pipes to prevent recurrence
  • Recommend longer-term fixes if the home has a chronic frozen-pipe pattern (rerouting pipes from exterior walls, adding insulation, sealing exterior air leaks)

Prevention work

If your home freezes annually, the answer is usually structural:

  • Pipe insulation — foam sleeves on exposed pipe runs
  • Heat trace cable — self-regulating electric heating cable on the pipe, plugs into outlet
  • Air sealing — find and seal the cold-draft path to the pipe (often crawlspace vents, basement rim joist, gap around the supply pipe entry)
  • Rerouting — moving the pipe from exterior wall to interior wall during a renovation
  • Letting taps drip — short-term fix during a deep freeze; moving water doesn’t freeze as easily

Prevention costs a fraction of repair. We’ll inspect and quote prevention work in spring or summer when it’s easier to access the affected areas.
