A tankless water heater heats water only when you turn on a tap, instead of keeping 40+ gallons warm 24/7. The advantages:

• Endless hot water — never run out, even with simultaneous showers and the dishwasher running
• Smaller footprint — wall-mounted unit roughly the size of a briefcase
• Lower energy bills — typically 24–34% more efficient than storage tanks for typical households (more for low-use households)
• Longer lifespan — 20+ years with maintenance vs 10–12 for tanks
• No tank leak risk — there’s no tank to corrode and rupture

When tankless is the right choice

Sizing

Tankless sizing is by flow rate (gallons per minute) at a given temperature rise, not gallons of storage. We calculate based on:

• Simultaneous fixture load — what’s the maximum hot-water demand at once?
• Incoming groundwater temperature — in our area, ~5°C in winter, ~15°C in summer
• Desired output temperature — typically 49°C (120°F)

For a typical 3-bath family home, we usually spec around 9–11 GPM. Undersized tankless means low pressure during simultaneous use; oversized is wasted money.

Maintenance

Tankless units need annual descaling — flushing with a vinegar or descaler solution to remove mineral buildup from the heat exchanger. In hard-water Simcoe County, this is critical. We do it for $169 or show you how to do it yourself. Skipping it shortens the unit’s life dramatically.
