Finding leaks before they find you
A pinhole leak in a hot supply line behind a wall can run undetected for months. The first sign is often a strange utility bill, a warm spot on a floor, or moisture damage that’s already become a project. We find leaks before they’re a renovation.
Common leak symptoms
- Water bill jumped with no change in usage
- Persistent damp smell in a specific area
- Warm spot on a basement slab
- Cold spot on an exterior wall
- Staining or efflorescence on drywall or concrete
- Sound of running water when no fixtures are open
- Mould or mildew appearing in unexpected places
If any of these match, calling sooner saves money later. A small repair on an early-detected leak is dramatically cheaper than the dry-out, drywall replacement, and possible mould remediation that comes from a long-running undetected leak.
How we find them
Electronic leak detection — acoustic sensors and pressure testing locate leaks under floors, behind walls, and in slabs without destructive opening. We can pinpoint a leak to within a foot or two of its source before we cut anything.
Thermal imaging — infrared cameras find temperature anomalies that indicate hot-water leaks, missing insulation, or moisture accumulation behind surfaces.
Visual inspection — for accessible plumbing, sometimes the fastest path is a thorough look at exposed pipes, joints, valves, and fixtures with a flashlight and a moisture meter.
Camera inspection of drains — for leaks coming from drain or waste lines, a sewer camera lets us see exactly where and what.
Pressure testing — we can isolate sections of plumbing and pressure-test to confirm or rule out leaks in specific zones.
What we repair
Once we find the leak, the repair depends on what we’re dealing with:
- Pinhole copper leaks — cut out and solder repair, or convert that section to PEX if it’s accessible
- PEX fitting failures — replace the fitting, re-crimp or re-expand depending on type
- Galvanized pipe failures — repair the immediate leak; recommend planned replacement of remaining galvanized supply
- Slab leaks — cut access, repair, patch slab back
- Fixture leaks — typically valve cartridge, supply line, or compression fitting issues
- Slow drain leaks — repair the joint, replace section, or full drain line replacement
Cost transparency
Leak detection is typically $200–$400 depending on the complexity. The cost of the repair itself is separate and quoted once we find what we’re dealing with. If we can’t locate the leak (rare), we don’t charge for the detection.
